  • Target Markets: Gateway and high-growth primary and secondary markets across the Sunbelt and East Coast, with a particular focus on the New York City MSA

  • Return Expectations: 22%+ Gross Levered IRR and 2.2X+ Gross Levered Equity Multiple

In our role as a Co-GP, ONF enhances project outcomes by leveraging relationships with niche operators, lenders, institutional capital partners, general contractors, and local vendors. This collaborative approach allows us to create unique value propositions and effectively manage complex or unconventional transactions.

Acquistions

Leveraging our extensive industry knowledge and exclusive network, we effectively identify, design, and coordinate value-enhanced commercial real estate (CRE) projects. Our expertise is evident in origination, underwriting, debt service preparation, and renovation estimates.

Criteria for ONFs Direct Investments:

  • Project Type: Value-Add and Opportunistic with substantial renovation, repositioning or lease-up potential.

  • Asset Type: Mixed-Use with predominantly free market residential units.

  • Deal Size: $1-8M

  • Geography: New York City with a focus on growing neighborhoods in Brooklyn, Queens and Manhattan south of 14th Street.

  • Returns: 30% Gross Levered IRR, 3X Gross Levered Equity Multiple
